Because at Melder Builders WE GET IT!
We get it that you want a building partner who can be trusted, who will reassure you that the details are under control, and who will deliver customized communication and genuine service.
..."Since we were going to be in our current home in Texas during most of the building process we knew we needed a builder we could trust. We interviewed 4 contractors and selected Melder Builders because we felt Bobby was honest and could be trusted with our investment. We couldn't have been more pleased! The communication from Pennsylvania to Texas was constant and when we moved in and saw our completed home we were overwhelmed by the quality, the accuracy of details, and the fit and finish." ... Stan & Sandra
We get it that you don't want a builder "who will promise anything" and "tell you what you want to hear." At Melder Builders we give you accurate information about the building products, processes, and building methods you're considering-both the pros and the cons.
..."There were a number of building products we saw advertised in home shows and on the internet that we thought we might want in our new home. Bobby researched the details and broke down the cost vs. potential savings so that we could analyze the long term value of the potential investment. This helped us to choose the products we wanted while maintaining our budget." ... John & Joann
We get it that you want accurate allowance amounts up front so that the cost can be included in your mortgage or, if necessary, you can scale back on your tastes to accommodate your budget. Some builders include low allowance amounts in their contracts so that their bid appears lower than their competition causing the customer to pay thousands of dollars in out-of-pocket expenses midway through the construction process. We know that you don't want unexpected surprises that's why at Melder Builders we won't give you a $3,000 water well allowance when we know you will need $6,000. We won't give you a $2,000 countertop allowance when--from what you've told us--you will need closer to $8,000.
..."We've had experience building before and when we decided to build a substantial addition to our current home we contacted 3 builders. We instructed them on the types of products we wanted in our home and told them to gives us ample allowance amounts because we did not want to have to go back to the bank asking for more funds midway through construction. For our flooring allowance one builder gave us $9,000 while Melder Builders gave us an allowance of $27,000 which we knew more accurately reflected the cost of hardwood flooring for a 3,000 square foot home. This up front honesty helped to confirm our choice of going with Melder Builders." ... John & Cherie
We get it that you want your builder on the job personally overseeing your investment. Some builders disappear after the contract is signed and leave you to deal with employees and subcontractors.
..."We communicated with Bobby on a near daily basis at the job site. It was reassuring to us knowing he was seeing to the details of our home first hand. Also, whenever we had questions for the electrician or carpenter he was always involved making sure we were satisfied with the answers and the processes." ... Ken & Jo
We get it that you don't want to worry weather your builder will pay the subcontractors and suppliers who provided the labor and materials for your home. In this current market it is so important to check out a builder's payment history. A builder who fails to pay for the services performed can cause a lot of problems for the homeowners. Quality subcontractors may refuse to work for a builder who has not paid them for past work leaving the builder to scramble around looking for a less qualified subcontractor to work on your home. Warranty and service issues will not get the attention deserved if a subcontractor has not received payment. Even if you or your bank has paid the builder a subcontractor or supplier can place a lien on your new home if they have not been paid.
..."I've been a subcontractor for Melder Builders for 4 years and have always received payment in full on every job. Bobby conducts business the way it should be conducted." ... Jeff Jones, Jones Excavating
..." I enjoy working for Melder Builders. Bobby is always available to answer questions about the plans, he has the materials I need for the job already lined up and I never have to worry about getting paid for the work I do for him. Whenever his company gets a project it always goes to the top of my list." ... Dan Redfoot, R-Builders
..."There are 3 things I can count on when I work on a project for Melder Builders: the job site is always well-organized, Bobby is always available to go over lighting and electrical layouts, and I won't have to worry about chasing him around for months on end trying to get paid. I have always been impressed with his attention to detail, how frequently he is on the job site and how he genuinely looks after the interests of his customers. That is why when people ask me who I would recommend to build their home I tell them Melder Builders." ...Brian Smiley, Smiley Electric
